BMO Financial Group Mortgage Investor Delivery Specialist/Senior Service Representative, Technology and Operations in Naperville, Illinois


Primary responsibility is to support the growth of the bank’s participation in affordable lending and government mortgage programs by delivering key documentation to the bank’s third party investors while adhering to program guidelines and procedures.

Key Accountabilities

Prepare mortgage loan documentation packages to be delivered to third party investors to initiate the successful loan transfer

Review investor feedback/inquiries and resolve issues related to mortgage loan documentation delivered

Pursue resolution on various documentation requirements by collaborating with Mortgage Operations, Closing, Post Closing, Housing Finance Agencies, Third Party Investors and other key groups.

Communicate clearly with all internal and external groups involved in transactions to ensure Standard Operating Procedures for are being followed.

Must have clear understanding of mortgage program documentation requirements and guidelines for affordable lending and government mortgage programs. Independently learn all details, qualifications and requirements on the government grant / bond programs.

Proactively contribute to the overall growth of the bank’s participation in affordable lending / government programs.

Escalate issues to key partners within Retail Lending to ensure affordable lending / government programs meet documentation requirements.

Risk Management Accountability:

Act in full compliance with all Bank policies, directives/procedures and external regulations to protect the Bank’s assets.

Identify risks associated with mortgage loan files, including HUD1 review and escalating issues to manager.

Adhere to all Service Level Agreements and performance guidelines.

Ensure all necessary documentation is completed for all transactions.

Handle all customer information with highest level of confidentiality and security.

Project a professional and consistent image by adhering to organization’s brand, corporate identity and standards at all times.



High School Diploma or equivalent required

University or Undergraduate degree preferred

Minimum of 3 years mortgage industry experience with at least one year in processing, closing or quality control/assurance

Intermediate knowledge of standard first mortgage loan documentation processing

Intermediate knowledge of regulatory compliance, including but not limited to RESPA and Truth-in-Lending


Computer literate and strong familiarity with credit financial analysis techniques

Excellent communication and relationship building skills

Excellent organizational skills

Ability to manage multiple priorities while multi-tasking

Ability to manage and resolve issues

Excellent judgment, logic and reasoning
