This position will be based in the San Ramon office.
Identify specific land acquisition opportunities that meet Division strategic goals.
Gather necessary information to underwrite new opportunities and identify and quantify risks.
Take the lead on proformas for new deals and manage proformas for controlled communities that are not yet open.
Manage the Land Acquisition Department responsibilities including department operations, budgets, staff development and oversight.
Locate, research, negotiate, purchase and oversee development of new entitlement opportunities.
Hire and supervise consultants in the research and analysis of land opportunities.
Oversee preparation and compilation of Land Committee review packages.
Supervise the preparation of acquisition feasibility packages including recommendations, analysis, and risk mitigation measures.
Coordinate with legal counsel, consultants, and internal staff in acquisition efforts.
Prepare and negotiate letters of intent, purchase and sale contracts and other related legal documents.
Direct and participate in due diligence for potential acquisitions.
Review survey/title issues and other reports to determine liabilities of potential acquisitions.
Act as a liaison with cities in feasibility, zoning, entitlement, and development of property.
Supervise land acquisition escrows, title work and closings.
Monitor and update financial underwriting on all new acquisition opportunities.
Education and Experience:
BA/BS degree in Real Estate Marketing, Finance, Business, or related field.
5-10 years of related experience; strong understanding of acquisitions.
Knowledge and experience in the Bay Area real estate market strongly preferred.
Supporting familiarity required purchase and sale contracts, entitlement issues, engineering and planning, and zoning issues.
Strong management capabilities with experience in managing people, department operations, budget preparation and pro-forma management, and a track record of managing and growing a strong team.
Proficiency with Microsoft Office applications with advanced skills in Excel (running proformas, pipeline reports, and competitive analyses).
Ability to create and implement work plans, prepare and analyze financial statements/documents, compose letters and acquisition packages.
Regular interaction and coordination with internal financial and executive management as well as extensive contact with external executives, decision makers, and government agency personnel, engineers, land planners and contractors regarding acquisition and development.
Excellent interpersonal and communication skills are a primary function, and the position requires strong presentation skills.
Excellent negotiation skills and the ability to influence others and resolve problems in a positive manner.
Ability to handle the stress of dealing with the public and governmental agencies and adapt/adjust to changing circumstances.
Must be able to work successfully in a team environment and provide mentoring to less experienced individuals in the department.
Sound judgment with a high level of integrity to execute decisions with significant corporate impact, and the ability and experience to balance the company's business needs with its risk tolerance in a changing financial and market environment.
